When do I get my report?

The Pineapple Report is rolling out to Hospitable-connected accounts in order. Connect your account now and you are in the queue; you get an email with your report and Golden Pineapple Score when your turn comes. Nothing else is required from you in the meantime.

Is the vacation rental audit really free?

Yes. The Pineapple Report and your Golden Pineapple Score are free for your first property, with no card required. Y'alloha's paid plans are for the tools that act on the report: automated review posts, guest wallet passes and the social media agent.

What do you need from me to run the audit?

A Hospitable account connected to your listings to join the rollout. The audit reads reservations with financials, reviews with sub-ratings, the listing details and the pricing calendar. Some of those fields are only available through Hospitable's Public API, so when your turn comes we may ask you to paste a read-only Personal Access Token from your Hospitable settings before the report can run. It never messages guests, changes prices or posts anything.

How is this different from a free Airbnb listing audit?

A listing audit reviews your title, photos and description. The Pineapple Report is a business audit: it measures occupancy, ADR, RevPAR, cancellation rate, channel mix, the commissions you actually paid, review conversion and guest sub-ratings, across Airbnb, Vrbo, Booking.com and direct. The listing is one input; the business is the subject.

What is a good occupancy rate for a short-term rental?

The US average sits around 50 to 54%. The audit scores occupancy against a 65% target and shows how much of it comes from each channel, because a 70% occupancy that is 90% Airbnb is a different business from a 60% occupancy that is a third direct.

What is RevPAR for a vacation rental?

Revenue per available night: your average daily rate multiplied by your occupancy rate. It is the one yield number that improves only when rate and demand move together, which is why the report tracks it year over year.

How much do Airbnb, Vrbo and Booking.com charge hosts?

In 2026 Airbnb charges most hosts a 15.5% host-only fee, Vrbo about 8% on its pay-per-booking model, and Booking.com typically 15 to 17%. The audit totals what your bookings actually paid and estimates what a higher direct share would keep.

What is the Golden Pineapple Score?

A 0 to 100 score built from four lenses: Place (distribution), Price (yield), Promotion (brand and demand) and Product (guest experience). Tiers follow ripeness: Green under 50, Ripening 50 to 74, Golden 75 to 89, Crowned 90 and up. Is my data safe? Do you share private guest feedback?

Your report is private to your account. Private guest feedback is shown to you because you can already read it in Hospitable; it is never shown on public pages, samples or emails. We do not sell or share property data.

Can I run it for more than one property, or again later?

Yes. Each property gets its own Pineapple Report, and paying customers get a fresh report each quarter so the score tracks the changes you make.
